Your money behaves differently down here.

I did this drive myself. Now I spend a good part of my week with people who have just done it, and there is one sentence I hear from almost all of them.

The sentence I hear most

“These numbers just don’t make sense to us.”

Somebody says a version of that to me most months. They are not wrong about what they are looking at. They are comparing two markets that are built out of different parts.

Different taxes, different insurance, different lot sizes, different everything. None of it maps across one to one, and the mistake is trying to make it.

What I can actually do about it

Before you drive down

I can walk you through how the two markets differ before you are sitting in a car with a printout and a bad feeling. It takes about ten minutes on the phone.

I will not pretend the answer always lands in your favor. Sometimes the thing you are picturing exists here and costs less than you expected. Sometimes it does not exist here at all, and you would rather hear that from me now than from a listing agent in four months.

What I am not going to do is quote you a number over the phone about a house neither of us has walked. Anyone who does that is guessing, and a guess is worth exactly what you paid for it.

What I can tell you is which questions actually matter down here, and which ones you can stop worrying about.

Three things that catch people out

Structural, not cosmetic

Your house has a tax classification, and it is not automatic

South Carolina taxes the home you actually live in at a lower assessment than one you do not. It is not applied for you. You file for it with the county, and people who move down mid-year and assume it carries across from the closing are the ones who get a surprise on the first bill.

A lawyer runs your closing here

That is state law rather than local custom. If you are coming from somewhere a title company handled the whole thing by mail, this is a genuinely different process with a different set of people in it. It is not harder. It is just not what you are expecting.

Insurance is priced on different risks

What a carrier here cares about, and what it charges for, is not what you have been paying for up north. Get a real quote on a specific address before you fall in love with it, not a rule of thumb from what you pay now.

I grew up in New Jersey and I moved down and worked out the differences the slow way, one surprise at a time.

You do not have to do it that way. Most of what caught me out is knowable in advance, and it is a short conversation rather than a long one.
